1. Be aggressive. Don't mess around with weak offers, or your client will be priced out of his market.
2. Don't let up after landing the contract. Read everything. Be on top of inspections and due dates. Ask until yu understand.
3. Detach yourself from the frenzy and emotions of the market. Yes, you'll probably lose out on a few offers, all of which are the "perfect" house. Step back and take a breath. That's the way the market is nowadays. Roll with it.
4.See failure as opportunity. Learn why your bid wasn't accepted. Change course on what you're looking at. Tweak your plan of action.
5. Keep your buyers on the same page. Couples have different opinions, and the velocity and emotional impact of the market isn't going to make things sweeter. Make a plan of action so that they who hesitate are not lost.
